fee, we will manage your investment for you. Below is a breakdown of our
services:
Real Estate Solutions of Texas, LLC structures its fees to have incentives
for us to improve your cash flow. On most contracts we charge a percentage
of the collected rent. That means if the tenant does not pay the rent,
or if we have not found a qualified tenant and your home is vacant, we
do not get paid. We do not charge a premium on normal
maintenance or repairs. A no rent, no management
fee philosophy means that we have every incentive to obtain and retain
qualified tenants in your property, thereby reducing turnover, your biggest
expense.
Monthly Fee: Small percentage
of Gross collected monthly rent.
We actively manage your investment:
thoroughly verifying all tenant applications to procure the best tenant
possible; discussing the applicants with the owners for final approval;
walking the property with the tenant on the day of move in and move
out; inspecting the inside as well as the outside of the property at
regular intervals, providing you with a written report and pictures;
enforcing ALL provisions of the lease agreement, including the charging
and collecting of late fees and maintenance deductibles; evicting tenants;
reporting bad debts to the local credit bureau and/or obtaining legal
judgments; and much more. When you receive your monthly statement,
you will either show rent received, or you will have a personal note
from your Property Manager explaining why the rent was not paid, and
what steps he/she has taken to collect it, or in some cases, you will
have already received a telephone call from him/her to discuss your
options. Sometimes, working closely with a slow paying tenant is better
than just evicting that tenant and losing much more money in turnover
and vacancy expenses. We are willing to put forth that extra work to
improve your cash flow.

We will market your property for you, screen your tenants, handle lease agreements

Price: 50% of full
months rent.
Web Campaign:
This package includes a House Sign and Web Site listings on
WoodlandsRentals.com, Rent.com, RentClicks.com
. Tenant screening and property showings.
Price: 50% of full
month's rent. plus website listing fee or success fee.
Local Campaign:
This package includes the Economy Campaign plus advertising in the area Green
Sheet or other local publications.
Price: Establish an advertising budget plus 50% of full
months rent.
MLS Campaign:
This package includes the Economy Campaign plus listing your property on the Multiple Listing Service, HAR.com, Realtor.com.
Price: 100% of full month's rent.
